The client, and Upper East Side Cooperative Board, wanted to increase retail space and update the sidewalk image to complement the residential tower in this renovation. Additional retail space was gained by obtaining a zoning variance to extend the store front outward toward the property line, while a modern free-plan façade with horizontal strip glazing fulfilled the retailers’ need for visibility. The façade is carefully proportioned to provide a framework for a sophisticated system of lighting and stainless steel signage. The resulting modern expression is softened with the use of European limestone, frosted glass, and metal. Accent lights were inserted at regular intervals in the frosted glass panels, providing depth in a seemingly taut and seamless free-plan façade.
